Have a budget, but also come up with a maximum price you can afford to pay for the home of your dreams
If you are going to need a mortgage, get pre-qualified, ask me about mortgage companies/brokers in Vero that will do this for you. Pre-qualification is a critical advantage as the marker tightens, most Buyers prefer a cash offer but a mortgage qualification comes a close second.
Buyers often balk over a small price gap between what they want to pay and the Seller's asking price. A gap of $50,000 can be closed by taking a slightly higher mortgage, only a few hundred extra dollars a month.
Location, location, location! Think carefully about what you want to buy and what area of Vero Beach you would prefer to live – for instance, in a gated community, on a golf course, on the River or close to it, on the barrier island close to the ocean and so forth, do you want a condo, a condo villa, a free standing home, do you need a dock, do you have horses and so forth.

Think about how you want to upgrade the property, usually kitchen and master bathrooms, before you make an offer. Ask me for the names of contractors who can give you rough estimates of how much you will need to spend to make the house your dream home. You can change the interior but not the location.
As the Vero Beach real estate market tightens and as there are more Buyers than Sellers, get your inspection done as quickly as possibe after signing the purchase contract, make your offer as attractive as possible to the Seller. Fewer contingencies and cash offers are always preferred by Sellers.
